Steelcoat™ Commercial Grade Sealcoat is specially designed to extend the life of parking lots, driveways, playgrounds, streets and airports. Steelcoat™ is designed to restore minor road pavement surface profile loss; and to permanently seal all asphaltic concrete surfaces against accelerated deterioration from tire abrasion, sun, wind, rain, snow and mild chemical attack. Distributed by Economy Paving Ltd. is manufactured by JB Industrial at their Billings production facility, Steelcoat™ commercial grade sealcoat can be described as an asphalt coating that is:

  • water dispersed
  • polymer modified
  • slate and mineral filled
  • black cementious asphalt coating

With minimal dilution with potable water, it can be easily applied with proper heavy-duty commercial spray equipment, or by hand in smaller quantities.

When properly applied it will provide a thick, jet black, non-skid protective surface coating that will protect your new asphalt investment or tie together a badly raveled and worn surface.

Spread Rate

Spread rates depend on porosity of asphalt in which product is to be applied. Typically smooth asphalt with a concentrate dilution rate of 20% in 20 ºC weather will cover roughly 6 sq. m. per gallon per coat; medium surface will cover 5 sq. ft. per coat; and rough surface will cover 4 sq. m. per coat.

It is always our recommendation to use two coats and occasionally three in high traffic areas such as drive approaches, drive lanes and entrances.

For exceptionally rough areas add 2-3 pounds of #70 mesh silica sand per gallon of Steelcoat™.
​Note: When traveling with silica sand in material, always keep continual agitation on in storage vessel until reaching destination, as settling may occur.


For best results apply this product during daylight hours, at surface and air temperatures above 10 ºC and rising with no snow, rain or heavy dew in the forecast for at least 24 hours. Nighttime temperatures should not be below 5 ºC 24 hours before or after application. Immediately clean tools, hoses and any spills with water after application.

Why should I seal coat?
Seal coating enhances the appearance of your business and saves you from expensive asphalt repairs.

When to seal coat?
New pavement should be sealed as soon as possible after it has been fully cured (approximately 90 days); maximum of 1 year. Old pavement must be sealed every 2 to 3 years to realize maximum benefits.

What if I don’t seal coat?
Asphalt pavements that are not sealed are constantly exposed to destructive elements that cause expensive damage and shorten the service life of the pavement. Sealing guards your pavement investment by providing a tough protective shield that locks out destructive elements and seals in the tar in the asphalt, keeping it resilient and durable. Seal coating is the economical way to improve the appearance of your property while maintaining your pavement investment. Sealing will also permit easier cleaning of your parking area and help dissipate snow during the winter months.

How can you help me?
Economy Paving distributes and installs a custom mixed cold tar pitch emulsion asphalt sealer with an optimized mix of additives. We use a mix of chemical hardeners, dryers, silica sand, and tars to meet and exceed the requirements of the parking lot traffic and asphalt conditions. Our manufacturer has spent the last 15 years perfecting this custom mix. Most of our seal coat jobs last from three to five years, depending on the traffic and weather.
